Driver 1 — Soil

Expansive shrink-swell clay

According to the North Carolina Geological Survey, expansive soils can occur across the Mountains, Piedmont, and Coastal Plain, with the greatest potential in the Triassic basins and the Carolina terrane. These clays weather from reddish-brown sandstone, siltstone, and mudstone, drain poorly, and have a strong tendency to shrink and swell as their moisture changes.

That movement is the mechanism behind most soil-driven foundation damage in the state. When clay swells it can heave a footing upward; when it dries and shrinks it can let the footing settle.
